How do I attract a buyer for commercial business real estate which is Leased long term (3NET )?

Own out-right commercial business real estate which is Leased long term (3NET+ ), this is a good solid lease. Value of RE $200K, Monthly income $1700. increases 2.5% yearly. I am in need of funds and would like to either sale or borrow against this asset. Have owned the RE since 1993, and the property has been leased since 2003. (808) 492-4324
