First, they go fast when they are priced right. Second, I think they are over-priced when I'm hearing on the street they are selling for 70%+ of revenue. Always buy net income. Subway roalties and advertising fees are expensive.
That being said, if they are priced at 3 times cash flow, then fine, buy it. They are lower risk investments and deserve a higher than the average 2.2 multiple the market is currently at.

There are many franchise resales listed on BizBuySell, including Subway. To find them go to the Buy A Biz page, select the location you would like, and enter a keyword "Subway." This will pull all listings that have used Subway in their heading. I see a couple of them in your neck of the woods.
