First, they go fast when they are priced right. Second, I think they are over-priced when I'm hearing on the street they are selling for 70%+ of revenue. Always buy net income. Subway roalties and advertising fees are expensive.
That being said, if they are priced at 3 times cash flow, then fine, buy it. They are lower risk investments and deserve a higher than the average 2.2 multiple the market is currently at.

Try a deli and/or diner. It's hard work, but good rewards and fun. Plus in the right area it is an excellent investment that will grow. And you can do this anywhere there are people. We doesn't like to eat great food? Also, know of 2 possible locations in Florida under a different name that may be available together or separate.
