Hey SBA community, I am looking for some advice. I recently acquired a small business non-franchise hotel that has problems attracting customers from outside the town. We have a website. What are your thoughts on reservation systems, any recommended? Or any other avenues?

Getting on some of the reservations systems is a good idea; however, what do you have to offer? What is near you that would attract people? Most people do not travel out of their way to go to a Motel, unless it is a resort that would specifically attract them. If the Motel itself does not offer resort-oriented amenities, then there must be a reason for them to specifically come to you. Rates certainly can be an issue, particularly if the daily rates in town area particularly high.

What was the Motel's history when you bought it? How did the past owners overcome that issue? Or didn't they? Has it always been a poor performer and that is the reason they sold it? Did you simply buy a lemon? Sometimes, what looks like a bargain is no bargain at all, if it is doomed to be a bad performer because of that old, basic requirement for a successful business: Location, location, location!
