Help with business acquisition loan

I am looking to acquire a business. I have 150k to put down. Talking to my bank and credit union about a business loan hasn't been much help. Where do I start? Do I try to get a pre-approval from a lender first? Speak with a broker first? I am interested in retail or restaurant business. Two hypothetical availabilities: Retail at 900k, Restaurant at 700k. How should I go about acquiring either one of them?
