I would agree with what has been said. If at all possible go into business for yourself without partners. It makes life a lot less complicated so when you get mad you're just mad at yourself and can deal with it. I have multiple businesses and one working with a partner can be troublesome. Just beware. On the bright side there are great partnerships just make sure you trust the other partner with your families life! In regards to the seller financing that is the best option out there. It does not show up on your credit and you're making a profit (hopefully). We have several businesses that offer seller financing and that may be owned absentee. The best thing to do would be to take seller note as well as bank financing for acquiring the business. Having a partner is good if you have already worked with the person in the past e.g in a job etc.

My suggestion is to go with seller financed opportunity if you can find it. There are number of problems you may come across when partnering with someone in the business.
