Some Business Brokers are not Licensed Real Estate Agents. Any Business Broker that is handling the sale of a Business that includes Property MUST be Licensed to do so, in every jursidiction of which I am aware. Or, they must link up with a Licensed Real Estate Agent. Linking with a Commercial Agent can be difficult, because most of the Commercial Real Estate Agents I know, do not know anything about selling a Business.

Obviously, that kind of scenario can lead to confusion and difficulty in pricing, because there can be conflicting approaches between the two. A large number of Businesses we represent come from Commercial Real Estate Brokers. Not only do they realize they do not have the expertise in dealing with Businesses, but in the vast majority of cases, their liability insurance will not cover them, in dealing with Business transactions.
