Normally, a new LLC will need to have acquisition loans secured by the Member(s); however, since your credit is in difficulty because of your home foreclosure, you cannot depend on that. Your best bet is to find a Seller who will finance the sale, and/or borrow from friends and family. Private sources is probably going to be your only option. The current credit crisis is just that: A crisis! And because of the nature of the crisis, there is really no way to determine how long it will take for you to overcome your situation. Everything is in flux; rules for lending are being written and re-written almost every week, and it is not always for the best.
