Assisted Living Facility in PA

I am looking at buying a small 28 bed ALF in the state of PA. It is a loer end facility with medicaid/medicare clients. Other then valuing the RE included, what is the best way to put a value on this business. Any advice or red flags I should be looking for?

Thomas, check into bankruptsy proceeding with Sun West Corp in Oregon. The business is very tough and you have to be able to deal with very low class of employee with lots of absenteeism, etc. Lawsuits by disgruntled relatives that don't think you are giving enough service for the big money they are paying. I worked in one for awhile for the experience and I wouldn't touch one with a 10 ft. pole.
