50-75k down biz to buy

looking for owner financing business. i have approx. $525k in properties that are paid off 100% and is located in california, az and northern nevada. this is of current value and is adjusted dowm from 2006 value of $800k. i do have about $60k cash to put as a down payment towards a retail business. i also have an asset that is in court that has a potential value of $4 million.

prefer hi, ca, az, nv, nm,co, la or fl. i do plan on putting up a home in los angeles and porterville california up for sale so if any body is willing to trade business for residential would be great. los angeles $390k(income p/m $1875). porterville ca for $140k income $750 p/m or increase by putting a mobil home by $600 p/m. please note these homes do not have a loan. email me at; st_ve_us@hotmail.com
