Hello, I agree with the last poster about the need to see paperwork, financial records. A legitimate seller won't have a problem with showing the value of their business. If you are open minded as to the industry, I have a cell/pda decoration service that has done very well you may be interested for your total down payment price. I have the financials, patent and trademark information also available with a signed NC/ND agreement. This business can be operated from anywhere and is relocatable. People don't always need a broker's assistance, but I do highly suggest speaking to one when looking at businesses such as bars and liquor stores.

Often financial records are missing key information, and I know too many people who bought directly from the owner and ended up in a risky seller financing scenario. Don't be that guy. Speaking to a broker typically has zero cost as they collect their fee from the seller.

I would check out IBBA.org to find several brokers in your town to interview. I also know that Sunbelt Brokers, a highly regarded company, has an office in Charleston. I'd check them out too. Their office number is (843)789-4112.
