I've owned AQUA for over 4 years now. I've graduated from Birmingham School of LAW and I have absolutely promised my family it is time to take the Bar exam and get out of the lucrative and exciting nightclub business.
I have a little less than one year remaining on my lease with an option to renew for 5 more years. This lease is transferrable. AQUA has been listed on market for ceiling price of $389,000 since the day after I bought it at the advice of my attorney. I have never been aggressive about selling and have entertained many offers over the years but have always for the most part wanted to keep because of the accolades, our wonderful staff, and of course, the cash flow.
But the time has come for me to do other things. Other business ventures with the capital AQUA has given me, and most importantly, pass the Bar Exam and become an Attorney at Law.
I am officially listing the Business for $200,000. I bought the business for $150,000 cash and have easily invested over another $150,000 into it as the business generated cash. I have paid $8100 a month for my unique space that, in a nutshell, is 3 spaces and a patio which is over 12,500 square feet (I will go into this in detail in 'facility and assets' section that follows). I have never had a problem paying the rent on this space. All our taxes are current and up to date. All business licenses are renewed and I just renewed my Private Club Liquor License for 2015. All of these are easily transferrable because i have 100% never fallen behind with the State, City, or County and that is a credit to the high traffic LOCATION of my business in my opinion.
Lakeview is NO DOUBT not only the premier entertainment district and Birmingham but is growing everyday. More businesses, more restaurants and more residential projects are all planned for entertainment rich area. I put what I think is a small price on my business (compared to the 389k i have always had on it), against the advice of business brokers and professionals, because I do think someone needs to have the capital leftover to tweak what we have already established. Whether a new and different style Nightclub, which Birmingham is in desperate need of, or an exciting new bar or tavern. The possibilities are literally endless with the space I've had the pleasure of working with over the years.
Both rooms are packed with sound light and audio/visual equipment. Flatscreens, projectors, fog machines, lasers and BARS. The latest in LED furniture. VIP areas and seating. And over 24 cameras throughout the complex that can be accessed over any wifi device.
Over the years, due to our unique space everyone from the Coyote Ugly Group, to Breweries, to Atlanta Nightclub owners, Jazz club owners, to someone who wanted a live music event center complex, has showed interest in my business. The problem has always been my reluctance and the refusal to negotiate off my ceiling price. I included a great article about AQUA under "business website" section...
But like aforementioned, this has changed because of my fortunate situation. I love my business and have enjoyed everything from being on the cover of B-metro magazine, being recognized by the city as a model for private club management, to numerous write-ups and "best in Birmingham" awards and I still think with the right team and concept the best years for this space are ahead.
