The existing lease is not renewable, because the present shopping center owner is changing his business model next year. Of course, if you operate a massage therapy center that is in the same general market area, this will not be a problem. Just migrate the highly trained staff and the loyal customers to your facility and escalate to the next level. In fact, it’s not a problem even if you wish to operate the business in its own new location not far from the present address. The Owner has identified two excellent shopping centers that serve the same market area, each one better than the present location. The biggest growth and expansion area is Medical Massage (i.e., carrying out a doctor’s prescribed plan.) The facility charges the UCR (Usual and Customary Rates) for the Port-land area and for Massage it could be $186 per hour! This would mean building more relationships with the market-area medical practices, chiropractors, and also the Urgent Care facilities. They will send more referrals for Medical Massage. Related practices such as physical therapy rely mainly on doctor referrals and this facility can use the same marketing practice to produce ongoing growth. Another strong area for more growth is memberships. These make it more affordable for clients to come in regularly. The facility has initiated a commission program with staff to give them the incentive to sell more of these memberships. This sales plan can be enhanced, which will increase the number of memberships to provide a steady and predictable income each month.
