Business Description

Nestled in the Ozark Mountains on the famous White River

To get an overall feeling for the business and for detailed photos go to www.whiteriverresort.com. Our website is comprehensive and reflects the atmosphere of our business. If you are interested we will provide additional photos of the interior of our residence. We will not respond to requests that are nothing more than "Please send me additional information about this business". Most of those requests are spam.

We have been amazingly blessed to be able to raise our three children surrounded by such beauty and tranquility. We left the hectic race and crowds behind thirteen years ago when we decided to sell one business and begin a new adventure. It had always been a dream of Chris’s to be a fishing guide and we decided a resort would be the perfect compliment. The problem we encountered was that the properties for sale were dated and the owner’s home always seemed to be an afterthought with the worst view and location. Since this was going to be a wonderful lifestyle change as well as a successful business, we decided to put a lot of thought into our home and enjoy the river view we were moving here for. The owner’s residence has great vacation appeal and could easily be rented as an additional property if the owner or investor did not plan to live on site. Carol’s degree is in in Interior Design and though Chris’s degree is in business, he can build anything. This project proved to be a beautiful marriage of talents. We found 8 acres on the White River, a world class trout fishery, and began building our White River Lodge, which is now in its 13th season. The next year we built and opened the Woodcreek and Creekside Cabins, and finally we began building our home. You will find an aerial photo on our website.

God has blessed our business and while we have enjoyed living and working here, we sense it is time to move in a new direction that hopefully will have some short term mission opportunities in it. Over the years we have had many repeat guests that came long ago as customers, but left as friends. We look forward to their repeat trips and hearing what has gone on in their lives since their last visit here. Our policy has always been to “read” our guests and to be as involved with them as they desire. Some desire no interaction at all and with our online check-in procedure they have complete privacy. Others want to visit with us, ask us questions, and get to know us. We make ourselves available to those guests and because of that we have met so many interesting people with amazing life stories. We love watching the transition in people. So often they arrive keyed up from the stress of their job and everyday life. By the time they leave they are relaxed and smiling not only with their mouth, but with their eyes. The countryside here is just so peaceful and our hidden little valley is a jewel made even quieter by the fact that we are on a dead end road.

We have always home schooled and this was the perfect place for us to live and work together as a family 24/7. Owning a family business is a wonderful way to be able to work side by side with your children and teach them life lessons. We have never regretted our decision to make this lifestyle choice and are grateful that we did not wait to seize the slower pace and quality of life we have lived here along the river. Coffee on the front porch, family meals on the screened in back porch, long walks and bike rides, fishing, canoeing, kayaking, sunrises, sunsets, and the list goes on and on. This is a little personal, but one of our favorite things about this life has been snuggling a little longer in the morning and savoring time together over morning coffee. There are not many occupations that allow for such flexibility. Even after twelve years, we are ever mindful of the beauty surrounding us.

Facilities:
A 2400 square foot Lodge that will accommodate up to 20 guests. This same building has a 1200 square foot shop/storage/laundry area. Woodcreek Cabin - 720 square foot with a hot tub and gas log fireplace for 2 guests. 1,100 square foot Creekside Cabin with a hot tub for 6 and a gas log fireplace. Our personal residence of approximately 3,400 square feet. All situated on 8 acres on the White River with 400 feet of frontage. In addition we have rental management agreements for 2 other properties. One is river front and the other has a river view.
Competition:
This area's lodging mainly appeals to male fishingmen. To differentiate ourselves we sought to create lodging that would appeal to a smaller, but lightly focused-on market, the family. We sought to attract middle/upper income families with nice lodging with privacy and upscale service and amenities such as hot tubs. We have spaced our lodging out, thereby providing privacy similar to private cabins in the woods. We stress that we are a quiet, peaceful place. From guided fishing services to canoe shuttles we provide a much higher degree of service.
Growth & Expansion:
The business has immense room to expand. This business was developed to be the "perfect job" for me until I reached retirement age. We have made every effort to NOT grow it. There is acreage to allow for additional lodging. Guided fishing services and boat rental services could be expanded. Fishing equipment, bait & basic groceries could be sold. Paid laundry services could be added. A full blown canoe/kayak rental/shuttle service could be started. With many places to ride, 4 wheelers or dirt bikes could be rented.
Support & Training:
Negotiable
Reason for Selling:
Would like to do 2-3 month Christian missionary work while still in good health.
