The Business has about 95 rentals available across its portfolio of investment properties in the Daytona Beach area.
They include single and multi-family homes, apartments, condos, and commercial units. Sales consist of annual rental leases only.

Any property that is not currently rented is always advertised as available for rental.
The services rendered are not cyclical—there is no season during which a tenant could not rent.

The properties are located in Port Orange, Daytona Beach, and Daytona Beach Shores in Volusia County, Florida.
The majority of the photographs show the exterior frontage of each of the properties, but may not be representative of the properties current condition, since many of the structures have continued to be improved after they were taken.

The corporate owned properties in the portfolio shall be sold in ("AS IS" condition)

Daytona Property Management was founded by its owner in 1997. The business started off small, with about 2-3 properties for rent, and currently now has close to 100 units that are rentals. The company’s greatest
accomplishment is how far it has come in the last ten years, from the amount of rental units, to the increased profit.

Currently, the owner’s involvement is limited to overseeing daily activity in the office, exclusively during business hours.

The Business is staffed in the office by the owner, one full-time employee and two part-time employees. The
maintenance staff consists of two full-time employees that are on-call. The staff is paid well above minimum wage, but does not receive any benefits. Every employee has an important role in the Business, and is treated as such.

Morale of the employees is excellent. The Business provides a very safe and comfortable working atmosphere that
keeps employees happy at work. This reflects well in the Business’ relationship with tenants and potential clients.
