Bank pressure is forcing my hand a bit. I'm not at all happy to be offering my increasingly profitable private label bottling plant in Tulsa, OK. Customer base from coast to coast, though a high percentage of our customers are in Oklahoma and Texas. 2009 bottles produced pace of 1.8 million bottles represents only 13% of our single shift production capacity. Our water quality is superior, as evidenced in our annual National Tesing Laboratories Water Analysis Terms and Explanation Report. The line currently runs at 173 bottles per minute.
Facilities: We currently operate in a beautiful, 42,000 square foot concrete tilt-up facility just west of downtown Tulsa. A 10 year triple net lease must be executed as part of this purchase. I will offer the first 2 years at $2/sq.ft., years 3 & 4 at $3/sq.ft. and years 5 through 10 at $4/sq.ft. At any time, property may be purchased for $30/foot. All of the bottling equipment and rolling stock are included with this sale.
Competition: Private Label bottled water is a still growing niche market. Large bottlers don't want to mess with "small" orders. Small bottlers simply can not produce fast enough to be profitable. The biggest hurdle is educating the public on the ease of ordering and low cost of the product.
Growth/Expansion: Margins, margins, margins. A 50% increase in sales represents a 200% increase in net profit. It is my belief that a modest television campaign will significantly add to our customer base. Also, during these hard economic times, we've added customers as fast as some customers slowed down or stopped all together. Therefor, we have maintained a steady production level at a time when many companies are bleeding. As the economy improves, we are positioned to benefit.
Support/Training: Full training is a requirement for purchase. I will personally be as involved (or uninvolved) as the purchaser desires.
Reason Selling: Bank pressure to sell pieces and lower overall debt.
