Business Description

A combination of 20th century charm and 21st century technology makes these theatres one of a kind. Nestled in the foothills of one of the greatest resort towns in America, this is an opportunity to own a business and lifestyle that many dream about but few ever have the opportunity to accomplish. The new owner of these theatres will literally own the birthplace of Dolby surround sound, where it was originally tested and developed. The same acoustics are as true to its roots today as they were 30 years ago; only now the theatres that were built in the early 20th century have been fully restored in 2006 and fully comply with modern DCI requirements, including 3D and Dolby 7.1. The equipment for the theatre was updated in 2010. If you have ever dreamed of owning an art house theatre that runs first rate films, in both 3D and traditional formats and is capable of seating hundreds of thrilled customers at any given showing, this is an opportunity that is as exciting as it is rare!

Detailed Information

Furniture, Fixtures, & Equipment (FF&E):
Included in asking price
Facilities:
The opportunity consists of two separate but nearby movie theatres that are state of the art in both facilities and audio video equipment. The theatres, originally built in the early half of the twentieth century each went through a complete renovation in 2006. This combination of early twentieth century feel and twenty first century technology provide a one of a kind experience for the movie goer. With well over six hundred seats available for both theatres, both theatres are fully capable of hosting premium first run films. In addition to the theatres, the facilities also have two full concession stands, a separate soda/ice cream shop, multiple bathrooms, a “crying room” that allows for movie viewing, two sound and projector booths, and a full apartment overlooking charming main street.
Competition:
There are no competing movie theatres for at least ten miles
Growth & Expansion:
Within the existing structures, a new owner could expand to at least five screens as opposed two currently. Further, one of the theatres originally had balcony seating which has since been sealed off. It is also believed that it could be possible to convert one or both theatres to other performance based attractions to potentially capitalize on additional, unexplored revenue streams. The theatres are unique in their acoustics and design and with the right imagination and approvals and world of opportunities exists. Further, the 1950s era ice cream parlor and grill has never been fully utilized. New ownership could capture a whole new revenue stream by opening this up for business with very little in capital expenditure.
Support & Training:
