This business is a hardware store with all the basics the locals need and a beach shop that sells all the towels and chairs to the toutrists. it is 4,000 sq ft and located third row from the ocean. THIRD row, so close you can smell the salt in the air. This year we changed our focus foir the summer with extended hours and an expanded selection of beach goods. our sales for the summer months were double what they were last year. yes DOUBLE! The store is ran by one person with some occassional help in the evenings and weekends. There is a small apartment in the back so if one person works the store they can live in the backroom. it's also great to have a shower when you go to the beach after work to rinse off and grab a snack. Sales this year are projected to be around $175,000 at a 52%GP, yes 52%! We were closed in feb and march for remodeling, so that's 10 months. We recently painted and added new fixtures along with updating alot of merchandise. A new owner could go around to all the rental companies and maintenance people and build relationships with them to get more business. we have no charge accounts and most of them would do more business if we did.

Facilities: 4000 sq ft leased space, $5300/month including triple net. all new (to me)fixtures, recently remodeled and has a small apartment in the back

Competition: Only hardware store on the island with 7000 residents, 4 other businesses sell beach goods, but we are thought of as the friendliest and best prices

Growth/Expansion: The economy has been bad but our sales since we remodeled are improving, the local like our new product mix, new owner needs to set up accounts and visit the rental companies to build business. the economy is only going to get better and hardware's are the backbone of retail. if times are good people buy new, if times are bad they fix what they have. either way a hardware store can help them.
