This wash has been in business since 2005 and was formerly Cactus. We have a full service quick lube facility with 3 bays as well. Ween I bought the place it was in the middle of a partner dispute and they had taken all signs down and let the place go. I have been building it back up and had numerous compliments but its time to move back to Charleston. The place in its prime did enormous business and I have been building it back succesfully. I have been in this business for 24 years and see great potential with a hands on owner such as myself. The balance on SBA loan is assumable at 5.5% interest. Average bills: labor has averaged 22%/month, water 1400-1600, power 2500-3000, chemicals 1200, oil supplies 1500-2200, insurance 560. So lets say you do 60k for the month, 22% labor is 13200 and then subtract expenses leaves you with $27540!! Beat that for a ROI! Even if you raised the labor to 30%, still amazing. Its all about being hands on and managing the waste. Volume is getting back on track but only way to go from here is up and the price is almost $1 million cheaper than they built it for and about $1 million cheaper than other places that dont have good numbers or assumable loans.
