Business Description

Time for someone with motivation to grow a business to take it over.

The business is debt free. Mostly operated by the owner. 1-2 employees during busy season and Christmas (we set up Christmas lights also). We have a decent amount of google reviews so we're getting more and more calls from our website. The majority of customers come via word of mouth, many of whom have been around for many years. All that's needed to take it over is a good word from me, reliability and quality work. I've operated this business for 14 years and I could easily continue by myself or continue to grow but it's time to move on.

I've had as many as 4 employees at one time. With a good marketing plan in place, a good manager could easily hire more. I have also written an extensive operations manual for employees to follow so it is easy to plug them into the system and know exactly what to do on the job site instead of relying on their best judgement once they've been trained.

Includes:
2 Vehicles (2002 Dodge Dakota with 214,000 miles, '93 Nissan pickup with 171,000 miles).
Three gorilla ladders (Chinese version of Little Giant).
24', 28' extension ladders.
Several window cleaning buckets, wet bars, tool belts, 18", 14", 8", 6" squeegees (mostly Ettore), stools, suction cups, etc.
8' extension poles.
25' Reach-it Water-fed pole including 2 extensions which put it over 40', close to 200' of Rhino hose, and an 18" Constructor brush.
Gutter cleaning equipment including backpack blower.
A few thousand C-9 Christmas light bulbs.

I've got pictures of all the equipment in case anyone wants to see them.

Detailed Information

Furniture, Fixtures, & Equipment (FF&E):
Included in asking price
Facilities:
Currently home based so equipment will need to be moved to new location. Shouldn't take more than a day. (Home Based)
Competition:
Several other similar one-man shows who specialize in residential cleaning. Fortunately, many of them are like many other one-man show service based businesses who don't always answer their phones or disappear. My business has been able to weather 14 years (including the recession in 2008) by staying consistent in quality and reliability.
Growth & Expansion:
Portland has been one of the top growing cities in the country for the last several years. Plenty of money moving into town (which is necessary as window cleaning is a luxury service). The only drawback is the traffic which might make it necessary to eventually have 2 to 3 locations across town. As I mentioned, almost all of my business has come via word of mouth so there is plenty of opportunity to create a solid marketing plan and capitalize on the city's growth.
Financing:
Cash Payment Only
Support & Training:
This needs to go to an experienced window cleaner. No training should be necessary except maybe some basic electrical concepts for the Christmas lights. I use QuickBooks and it's pretty basic. I focus primarily on invoicing, bidding, and deposits. I have my remote bookkeeper do all the payroll and book balancing.
Reason for Selling:
It's been 14 years. Time to move on :)
Home-Based:
This business is Home-Based
