Subject Site Description
The subject property consists of a slightly irregular 14,514 square foot site which is located on the south side of State highway 95 (main street) four doors east of the Interstate Highway 35 interchange. Approximately 15,300 vehicles travel by the subject property daily on State Highway 95 (Main Street) as of the most recent 2011 MnDOT traffic volume map. This site could also be redeveloped.

Subject Improvement Description
The subject property consists of a 4,673 square foot car wash facility with an automatic wash bay, two self-service wash bays (with two wash stations each for a total of four self-service wash stations). The building also includes a storage/maintenance bay with a small office/restroom plus a small storage mezzanine above the north end. The building is a single-story structure with an asphalt parking lot.
General building construction is includes concrete black walls, concrete floors and a flat roof consisting of pre-cast concrete panels covered with a rubber membrane. Exteriors walls are face brick on the front of the building and painted concrete black walls around the remainder Interior finishes consist of concrete walls and floor and fluorescent lighting. The wash bays are accessible via 10-foot insulated overhead doors on both ends of each bay. The strong /maintenance bay is accessible through a single 10-foot insulated overhead door and typical service entrance, both located on the south side of the building between the automatic bay and the self-service bays. The building also includes a large storage room for wash equipment and supplies.
The building is heated by infrared units in the automatic bay, a forced air furnace within the self-service wash bays and a gas fired suspended unit heater within the storage/maintenance bay.
