My friend John Henry opened this body shop in 1968 along with his brother whom still owns a shop in Chiefland. In 2006 John was looking to retire and I was looking for commercial property as an investment along with a need for a small office for my water business. I purchased the property and business with the intention to look at it as a ten year investment. The shop is somewhat of a landmark in that it is by far the oldest body shop in the area. It has been in continuous operation since John opened the doors in 1968. This is truly a "turnkey" operation as we have a fairly continuous stream of people whom stop in daily for estimates.

The main building is approximately 3000sq/ft under roof with 2 main bays and 5 garage doors. One side of the building has an attached carport that has 3 bays. The paint booth is a free standing building on the property which comprises 3 parcels. We have 180 feet along 28th Street and the entire property is fenced and concreted. One recent prospect was looking at the option of a used car dealership. The property is zoned accordingly and has a separate office which is required by the state. There is plenty of frontage space along 28th Street.
There are a few independent shops within a couple miles along with 3 auto dealerships. We are by far the most established business and the neighborhood is residential bordered by commercial businesses. We have signage on both sides of the building that encompass 180ft along 28th Street.
Growth & Expansion:
If I were to exclusively operate this facility as a body shop (as it was prior to building out an office for my water business) I would consider using that office as a point of purchase display for customers. When I had taken over the operations I converted to QuickBooks and have a pretty substantial list of previous customers that could be used for marketing.
Support & Training:
We would be flexible as my partner can stay on board temporary or on a permanent basis which have to be negotiated by yourself. I would assist on the accounting side of the business. You would also have the option of retaining my partner whom has been a bodyman since he was a teenager and he can do pretty much anything.
Reason for Selling:
My strategy was to sell the property/business after 10 years of ownership.
